Bloomsbury Quarter Construction: April 2026 Phase Two Update
Dear Neighbour,
With Phase One of the Sicilian Avenue redevelopment having completed last year, comprising 21 Southampton Row and Vernon & Sicilian, the premises are being marketed as prime office and retail spaces. The first retail and office tenants have moved in, with others to follow soon. Phase Two of the project at 31 Southampton Row commenced in May 2025 and is advancing well, with project completion due this summer.
Phase Two Construction Update
Construction continues to progress on Phase Two, with key activities advancing across the site as follows:
Overall status: Works continue to progress well across the site, with good momentum maintained across the internal fit out, basement, roof, façade and external works
Power supplies: The main fuse boards have now been installed in the basement, with power supplies routed to their final locations
Lift installation: The hoist has now been removed. One of the main lifts is expected to become the primary vertical transport route through the building within the next week, supporting the remaining fit out works
Roof works: Works to the roof are now nearing completion, with final activities progressing well
Office fit out: Fit out works continue to advance at pace across the office floors. Ceiling services are nearly complete on most floors, allowing ceilings to be closed up shortly
Raised access floors: Services below the floors are now complete, allowing the raised access floors to be completed across the office levels
Washrooms: Services within the washrooms are now well advanced, with fixtures and fittings beginning to be installed
Basement works: In the basement, the shower areas have been framed out and electrical works are progressing. Other basement spaces are also continuing in line with the programme
Stair cores: Plastering is now close to completion within the stair cores as works continue up through the building
Façade and windows: External façade works are now nearly complete, with scaffold being removed in several areas. Window works are also progressing, with final detailing and replacement glass still to be completed
New entrances: The new entrance façades are due to be installed over the coming weeks
External works: Works along Sicilian Avenue are progressing well. Pavement lighting is being installed on both sides of the avenue, and repairs to the porticos at either end are underway. The southern portico is currently scaffolded and will be completed first. The northern portico on Vernon Place will be scaffolded later and is due to be completed by early August
Forward look: From now until the end of the project, the hoarding along Sicilian Avenue will be adjusted in phases to return more space to the public and to the occupied retail units from the previous phase.

General Working Hours:
In line with Camden Council policy, our normal working hours are:
· Monday to Friday, 8am – 6pm
· Saturday, 8am – 1pm
· No works will be undertaken on Sundays or public holidays.
