Bloomsbury Quarter Construction: June 2025 Update
Dear Neighbour,
With Phase One of the Sicilian Avenue redevelopment now complete - comprising 21 Southampton Row and Vernon House & Sicilian House - the premises are being marketed as prime office and retail spaces.
Phase Two of the project at 31 Southampton Row commenced in early May 2025 and is advancing well.
StructureTone, the contractor, has started with soft strip works, asbestos removal and service investigations, paving the way for the major structural alterations scheduled to occupy the rest of the year. Once this stage is finished, the crane will be dismantled, the hoarding along Sicilian Avenue set back, and a wider pedestrian route opened in front of Vernon House & Sicilian House on the avenue’s west side.
The next step will be to fit out the upper floors as high-grade fitted office space - mirroring the quality achieved in Phase one - and to deliver six shell retail units (three small, three large) ready for fit-out by retailers and food-and-beverage operators.
The second phase is scheduled to finish by the end of June 2026. Until then, the current logistics - including the pit lane in front of 21 Southampton Row for deliveries and waste removal - will remain in place.
By the project’s completion in June 2026, both sides of Sicilian Avenue as well as the avenue itself will be fully refurbished. New shopfronts, upgraded external lighting, and restored porticos at each end will revive the avenue, transforming it into a lively hub for food and retail.

General Working Hours:
In line with Camden Council policy, our normal working hours are:
• Monday to Friday, 8am – 6pm
• Saturday, 8am – 1pm
• No works will be undertaken on Sundays or public holidays.
