Bloomsbury Quarter Construction: January 2026 Phase Two Update
Dear Neighbour,
With Phase One of the Sicilian Avenue redevelopment now complete, comprising 21 Southampton Row and Vernon & Sicilian, the premises are being marketed as prime office and retail spaces. The first retail tenants are moving in, with others to follow soon.
Phase Two of the project at 31 Southampton Row commenced in May 2025 and is advancing well.
Phase Two Construction Update
Construction continues to progress on Phase Two, with key activities advancing across the site as follows:
Overall status: Main structural elements largely complete; works progressing well
Internal fit-out: Ongoing across multiple levels - including mechanical and engineering and builders’ workers - with quality inspections and snagging where areas are complete
Recent focus: Internal layouts, services coordination, and preparing areas for follow-on trades
External works: Façade/external activities continuing in line with the programme
Forward look: Logistics and sequencing for the next phase are currently being coordinated; further updates to follow as finalised
Sicilian Avenue: During the upcoming weeks, Sicilian Avenue may be closed for periods of time so we can install scaffolding around the porticos at either end and undertake paving/lighting replacement works
Traffic management: Next immediate road closures expected from Saturday 28 February to Sunday 1 March. The closures are linked to a tower crane removal from Sicilian Avenue, with impacts for motorists and anticipated implications for cyclists/pedestrians. Roads impacted include Bloomsbury Square, Vernon Place and Southampton Place, with diversions in place.

General Working Hours:
In line with Camden Council policy, our normal working hours are:
· Monday to Friday, 8am – 6pm
· Saturday, 8am – 1pm
· No works will be undertaken on Sundays or public holidays.
