Bloomsbury Quarter Construction: December 2025 Phase Two Update

Dear Neighbour,

With Phase One of the Sicilian Avenue redevelopment now complete, comprising 21 Southampton Row and Vernon & Sicilian, the premises are being marketed as prime office and retail spaces. Phase Two of the project at 31 Southampton Row commenced in early May 2025 and is advancing well.

Phase Two Construction Update

Construction continues to progress on Phase Two, with key activities advancing across the site as follows:

• Staircase extension: The staircase extension is now almost complete, with the external façade currently being finished in facing brickwork to match the surrounding architecture

• Roof works: Roof lights are being installed, which will significantly improve natural daylight to the upper levels of the building

• Internal works: Internally, plastering works are well advanced across multiple areas, marking a key milestone in the progression towards internal finishes

• Mechanical and electrical: First fix mechanical and electrical works have now commenced, with services being coordinated and installed in line with the programme

• Basement and lift pit: In the basement, the lift pit obstructions have almost been fully removed, allowing this area to be closed out and enabling progress on associated works

• Structural works: The final remaining structural alterations are nearing completion, bringing the main structural phase of the project to an end

• Site logistics: A hoist has now been installed on site to facilitate the safe and efficient internal movement of goods and materials, improving logistics and productivity

• Programme and logistics update: The project has experienced some disruption following a recent fire in a tunnel beneath Southampton Row, which has resulted in changes to construction logistics and site access arrangements. Further clarity is expected shortly regarding any longer-term impacts and how the site will operate into the New Year while repair works continue to the surrounding streets

• During the festive season, the site will be closed from 23 December 2025 to 5 January 2026.

General Working Hours:

In line with Camden Council policy, our normal working hours are:

·        Monday to Friday, 8am – 6pm

·        Saturday, 8am – 1pm

·        No works will be undertaken on Sundays or public holidays.
