Bloomsbury Quarter Construction: February 2026 Phase Two Update

Dear Neighbour,

With Phase One of the Sicilian Avenue redevelopment now complete, comprising 21 Southampton Row and Vernon & Sicilian, the premises are being marketed as prime office and retail spaces. The first retail tenants are moving in, with others to follow soon.

Phase Two of the project at 31 Southampton Row commenced in May 2025 and is advancing well.

Phase Two Construction Update

Construction continues to progress on Phase Two, with key activities advancing across the site as follows:

• Overall status: Works continue to progress steadily across all floors, with good momentum maintained throughout February

• Key works complete: Structural and builders’ works have completed in line with the programme

• Services coordination: Coordination with mechanical and electrical trades is ongoing to support follow on activities and avoid disruption

• Major milestone: Tower crane removal took place on 28 February and 1 March, marking the end of the main structural and heavy lifting phase

• Transition to fit out: The project is now moving further into internal fit out and finishing activities

• Finishing and quality: Finishing works are progressing well in completed areas, with quality inspections underway to maintain standards

• Forward look: Continued focus on efficient sequencing, safe access, and achieving the upcoming programme milestones.

Construction Meetings

General Working Hours:

In line with Camden Council policy, our normal working hours are:

·        Monday to Friday, 8am – 6pm

·        Saturday, 8am – 1pm

·        No works will be undertaken on Sundays or public holidays.
