Bloomsbury Quarter Construction: August 2025 Phase Two Update
Dear Neighbour,
With Phase One of the Sicilian Avenue redevelopment now complete, comprising 21 Southampton Row and Vernon House & Sicilian House, the premises are being marketed as prime office and retail spaces. Phase Two of the project at 31 Southampton Row commenced in early May 2025 and is advancing well.
Phase Two Construction Update
Construction remains on programme. Recent highlights are set out below:
Structural Alterations & Demolition: Internal structural alterations and demolition continue at pace, with substantial volumes completed in recent weeks
Strip-Out & Asbestos Removal: Strip-out is complete. Remaining residual asbestos will be removed imminently in line with approved method statements and safety standards
Utilities: Redundant services are being decommissioned; new incoming arrangements for power, cooking gas, and water are being established
Scaffolding & Façade Repairs: Scaffold installation is progressing on all elevations to enable the commencement of façade repair works.
Sicilian Avenue Access: Sicilian Avenue continues to be temporarily closed during crane lifts for health and safety reasons

General Working Hours:
In line with Camden Council policy, our normal working hours are:
Monday to Friday, 8am – 6pm
Saturday, 8am – 1pm
No works will be undertaken on Sundays or public holidays.
