Bloomsbury Quarter Construction: September 2025 Phase Two Update
Dear Neighbour,
With Phase One of the Sicilian Avenue redevelopment now complete, comprising 21 Southampton Row and Vernon House & Sicilian House, the premises are being marketed as prime office and retail spaces. Phase Two of the project at 31 Southampton Row commenced in early May 2025 and is advancing well.
Phase Two Construction Update
Construction remains on programme with several key milestones recently achieved. Recent highlights can be seen below:
Demolition and internal strip-out: Soft strip is complete, with minor snagging underway. Demolition of floors one to four is complete; ground-floor demolition has started and is progressing steadily
Scaffolding and hoarding: Perimeter scaffolding continues to rise along Vernon Place and Southampton Row. Installation of hoarding to the scaffold is scheduled for the week commencing 15 September to secure the site boundary and improve the street-facing appearance
Drainage and building services: Below-ground drainage works are underway, with excavation and installation of the main drainage run in progress as part of the wider services upgrade
Roof works: Demolition to form the opening at Staircase 1 is ongoing. The process of replacing slate, felt and battens on the Sicilian Avenue roof is underway. A condition survey of the rooflights has been completed, and a test area of the vapour control layer has been installed and approved
Façade restoration: A review of the grand cornice with the client team took place on 4 September. Window restoration has begun on Level 4, and a benchmark window sample is ready for review by the design team. Scaffolding now reaches Level 3 on both Vernon Place and Southampton Row, enabling façade cleaning and repairs to commence
Looking ahead: Demolition and façade works will continue throughout September. Structural assessments will progress with the project engineers. Roof works and window restoration will accelerate as full scaffold access becomes available across all elevations.

General Working Hours:
In line with Camden Council policy, our normal working hours are:
Monday to Friday, 8am – 6pm
Saturday, 8am – 1pm
No works will be undertaken on Sundays or public holidays.
