Bloomsbury Quarter Construction: November 2025 Phase Two Update

With Phase One of the Sicilian Avenue redevelopment now complete, comprising 21 Southampton Row and Vernon & Sicilian, the premises are being marketed as prime office and retail spaces. Phase Two of the project at 31 Southampton Row commenced in early May 2025 and is advancing well.
Phase Two Construction Update
Construction continues to progress on Phase Two, with key activities advancing across the site as follows:
Asbestos and temporary works: Asbestos removal is complete in retail Unit 29 and underway in retail Unit 10. Scaffolding to Vernon Place, Southampton Row, mansard and turret areas is complete, with hoarding in place. Internal temporary works are being reduced in line with permanent works, and lift shaft scaffold and hoist installation are in progress.
Demolition, steelwork and stability: Demolition to ground and basement areas is ongoing. Steelwork installation is progressing across Levels 1–4 and has now commenced in the ground and basement, following inspections to enable removal of temporary stability works.
Below-ground drainage and basement: Drainage works are nearing completion, supported by manhole coordination, CCTV surveys and jet washing. Basement waterproofing and lift pit works are underway to maintain programme.
Enabling and internal works: Plastering to external walls is almost complete, with soffit and clinker repairs nearing completion. Wall and riser demolitions on Level 5 are well advanced.
Roof works: Roof plant deck steel, joists and fittings are complete. Lead dormer replacements are progressing to all elevations, with slate roofing ongoing along Southampton Row. Skylight upstands are installed, stair core blockwork is nearing completion, vapour control layer works have started, and soil vent pipe extensions are complete.
Façade and shopfronts: Grand cornice exposure and inspections are complete, with repairs to be confirmed. Window restoration continues to Levels 3–4 on Vernon Place and Southampton Row, with decoration underway at Level 4. Shopfront works are progressing, including decoration to Unit 6 and temporary infill to Bay 5.

General Working Hours:
In line with Camden Council policy, our normal working hours are:
· Monday to Friday, 8am – 6pm
· Saturday, 8am – 1pm
· No works will be undertaken on Sundays or public holidays.
