Bloomsbury Quarter Construction: October 2025 Phase Two Update

With Phase One of the Sicilian Avenue redevelopment now complete, comprising 21 Southampton Row and Vernon House & Sicilian House, the premises are being marketed as prime office and retail spaces. Phase Two of the project at 31 Southampton Row commenced in early May 2025 and is advancing well.
Phase Two Construction Update
Construction remains on programme with strong progress across all areas of the Bloomsbury Quarter redevelopment. Recent highlights are set out below:
Temporary works and demolition: Scaffolding to Vernon Place and Southampton Row is complete, with hoarding installed to secure the site boundary and improve the street-facing appearance. Internal temporary works are progressing as required, while ground and basement demolition works continue steadily.
Structural and below-ground works: Installation of permanent steelwork and padstones is ongoing between Levels 1–4. Below-ground drainage works are progressing well as part of the wider services upgrade.
Enabling works and finishes: Low-level fan coil unit chases and conduit installations are now complete. Plastering to external walls and soffit repairs to clinker slabs are underway.
Roof works: Roof steel installation is nearing completion, with timber joists delivered to site. Slate replacement works are complete on Sicilian Avenue and ongoing on Vernon Place. Skylight removals are finished, and the installation of new upstands is in progress.
Façade restoration: Façade cleaning from Levels 5 to 1 is now complete on both Vernon Place and Southampton Row. Window and shopfront restoration is progressing, including decorative sample approvals. A detailed inspection of the grand cornice was carried out on 24 September, with further investigations scheduled.
Crane Removal: The site crane is scheduled to be dismantled and transported over the weekend of 6–8 February 2026.
Looking ahead: Structural and restoration works will continue through November. Roof and window installations will advance across all elevations, alongside preparations for internal fit-out works.

General Working Hours:
In line with Camden Council policy, our normal working hours are:
· Monday to Friday, 8am – 6pm
· Saturday, 8am – 1pm
· No works will be undertaken on Sundays or public holidays.
